Project Overview
Herndon Square Phase I—Herndon Square Senior—is a 97-unit, 91,705 square foot senior affordable housing community located in Atlanta's English Avenue neighborhood on Atlanta's Westside. Developed in partnership with Atlanta Housing on the former site of Herndon Homes, the four-story podium wood frame building delivers affordable housing for seniors 62 and older at 60% of the area median income—one of the most significant affordable housing developments on Atlanta's Westside in recent years.
Designed by Torti Gallas & Partners and constructed with more than 50% of construction costs allocated to minority and women-owned businesses, Herndon Square Phase I reflects the kind of community-centered, compliance-driven development where Essayon's certification stack and field execution record make a measurable difference.
Essayon's Scope
Essayon served as the DBE-certified wood framing specialty subcontractor on this project, executing the complete structural framing scope across all four stories from layout through sheathing and MEP coordination. Construction ran from May 2020 through August 2020.
Every phase of our framing scope was managed under direct superintendent oversight with documented QA/QC at each stage, which is the same discipline we bring to every project regardless of size, funding structure, or timeline pressure.
Why It Matters
Projects like Herndon Square are exactly why Essayon exists. Our DBE, MBE, SDVOSB, and AABE certifications aren't just compliance tools. They're the reason our GC partners can meet minority participation requirements without compromising on framing quality or schedule accountability. We bring the same superintendent-led discipline to a publicly funded senior housing project that we bring to any market-rate multifamily scope.
