Project Overview


The Simpson West @ Historic Vine City is a 139-unit affordable housing community rising on 2.49 acres at 810 Joseph E. Boone Blvd NW, in Atlanta's Historic Vine City neighborhood, roughly four blocks west of the newly expanded Rodney Cook Sr. Park, and within reach of Kathryn Johnston Memorial Park, John F. Kennedy Park, downtown Atlanta, and major transit corridors.

Developed by Quest Community Development Corporation in partnership with Integral Development, JGL Affordable Housing Development, and Simpson Street Church of Christ, the project brings together mission-driven capital and community partners to deliver housing on Atlanta's Westside. The development consists of a single four-story wood-frame apartment building over a one-story, grade-level podium parking structure, about 247,922 gross square feet in total. All 139 units are designated affordable, serving households earning between 30% and 80% of area median income through an income-averaging model. Residents will have access to a clubhouse, fitness center, business and computer centers, community room, gated entry, picnic areas, a gazebo, and on-site job training and resident-support programming.

Essayon's Scope


Essayon served as the wood framing and window installation trade contractor on The Simpson West's residential structure, working under general contractor H.J. Russell & Company for developer Quest Community Development Corporation, with architecture by Foley Design.

Structural wood framing: The full four-story wood-frame residential structure built over the project's one-story podium parking level, sequenced under superintendent-led oversight and vetted, repeat crew partners to keep pace with the building's scale and site constraints.

Window installation: Supply and installation of windows across all 139 residential units, coordinated directly with the exterior envelope trades so window placement, flashing, and weatherproofing lined up cleanly with the finished exterior.

Framing four stories of wood construction directly over a podium parking structure raises the coordination stakes; before a single stud goes up we had to ensure that transfer conditions, fire separation at the podium deck, and moisture management all have to be right on the first pass. Essayon's superintendents managed that transition with vetted, repeat crew partners who understand how podium-level tolerances affect everything framed above them, keeping the structure on schedule for the window and envelope trades that followed.
